FREEHOLD SALES

Our fees for the sale of a registered residential freehold house for up to £500,000 will probably be £695 plus VAT (£834). It is unlikely that we will require any payments on account.

We charge an additional £100 plus VAT (£120) for every £250,000 by which the price exceeds £500,000. e.g. £500,001-£750,000 = £795 plus VAT (£954).

LEASEHOLD SALES

Our fees for the sale of a registered leasehold property for up to £500,000 will probably be £895 plus VAT (£1,074). You may have to pay the freeholder for a pre-sale or management pack. Costs differ between different freeholders. It is unlikely that we will require any other payments on account.

We charge an additional £100 plus VAT (£120) for every £250,000 by which the price exceeds £500,000. e.g. £500,001-£750,000 = £995 plus VAT (£1,194).

If there is simultaneous staircasing with the sale, we charge an additional £495 plus VAT (£594) to deal with the necessary undertakings, additional documents and to submit the Stamp Duty Land Tax Return (and Stamp Duty, if applicable) to HMRC.

NOTES

Our fees include up to two telegraphic transfer fees (normally separately charged by other firms at between £25 to £40 each).

Please note that many estate agents prefer you to use their recommended licensed conveyancers or solicitors because they receive a referral fee which could affect the fees you pay or the service you receive. The licensed conveyancers’ or solicitors’ firm may be hundreds of miles away and you may have to incur additional costs having ID checked or documents witnessed. If something needs to be dealt with urgently you may not be able to just pop in to sort it out on short notice.

 

If you are selling using an online agent and selling in this area, the keys can be left with us if the agents are unable to deal with this.

 

We will normally stick to our estimate although the work may be more than we expected. We will normally advise you well in advance if our estimate is likely to be exceeded to give you a chance to obtain prices for the work to be carried out elsewhere.

 

Please be aware that our fees do not cover other matters that may be associated with the sale such as bankruptcy proceedings or matrimonial disputes where correspondence has to be entered into with creditors’ representatives or another party’s legal representatives. We may also make an additional charge for dealing with tenancy enquiries where the property has been let or where we have to deal with service charge enquiries on freehold properties. We try to limit these to £195 plus VAT (£234).
